- Maintain profitability of the properties acquired for a certain period of time by diversification in their use and location
- Property Acquisition by making use of the Asset Management Company's and sponsor's extensive information network and knowledge
- Give preference to acquisition between limited parties while selecting open bid deals carefully in order to purchase properties with appropriate prices
- Close prior investigation including non-economical items, such as legal compliance, environmental burdens, seismic resistance, etc.

Optimal Property Management (PM) |
- Strive to maintain and enhance value and competitiveness of the properties through continuous capital expenditure from a long-term perspective
- Aim for stable growth of operating revenues by striving for increase in revenues and optimization of expenses
- Select the optimal property management companies considering each of individual properties

Value enhancement, energy efficiency/conservation work, extension, anti-seismic reinforcement, etc. |
- Implement construction work so that increase in revenues and decrease in expenses may be realized
- Make investment decisions from a long-term perspective, even though income would decrease in the short run

- Find good tenants without delay and obtain the higher rent as possible
